We work with 1–4+ bedroom homes, HMOs, self-contained flats, small blocks 1 - 4 units and medium to large blocks across the UK. Properties must be in good condition or capable of being brought up to standard. Accessibility (e.g. ground floor, wide doorways) is a bonus but not always required.
Q: Do I need to make any changes to the property?
In some cases, minor adjustments may be needed to meet provider requirements (e.g., fire doors, safety alarms, grab rails). We’ll advise you on what’s needed and help connect you with contractors if required.
Q: Who manages the property once it’s tenanted?
The housing or care provider typically handles day-to-day management. Some agreements are fully repairing and insuring (FRI), meaning they take responsibility for maintenance and upkeep.
Q: How long are the leases?
Most lease agreements are between 3 to 10 years,offering long-term stability with no void periods.
Q: How do you charge?
We charge a sourcing fee to the provider once a successful match is made and a lease is agreed. There are no ongoing commission fees or management charges. Our service is free to landlords.

We source properties across England and Wales, including Greater London, South East, South West, Midlands, North, and Wales. Specific focus areas can be tailored to your needs.

Yes. We source homes with your service users’ needs in mind, whether that's wheelchair access, quiet residential areas, proximity to services, or adaptable layouts.
Q: Do you help with property compliance and readiness?
Yes, we assist in assessing and preparing properties to meet provider, CQC, and local authority standards. If modifications are needed, we’ll advise and help facilitate them.
Q: What if an issue arises with the landlord?
We offer aftercare support and act as a neutral liaison in the early stages to ensure smooth communication and resolution if any issues occur post-placement.
